This auction will be open for bidding on Tuesday, December 10th, 2024 @ 10:00 AM and will begin to close on Tuesday, December 17th, 2024 @ 11:00 AM.

This auction is subject to auto-extend bidding.

Lots 1-4:

There is a 10% Buyer's Premium. 

20% Deposit is required at the close of the auction.

Deposits/Payments by cash or certified check will be made with Jason A Dunn, PLC at 303 34th Street, Unit 6, Virginia Beach, VA 23451.

The balance is due in full ten days after the auction, by cash or certified funds.

Lots 5-7:

There is a 15% Buyer's Premium. 

Payment in full, including the bid price, 15% buyer’s premium, plus $200 fee for recordation of the deed is required at the close of the auction.

Payments by cash, cashier’s check, money order, or wire transfer will be made with Virginia Auction Company, Inc. at 3533 Pruden Blvd., Suffolk, VA 23434.

Judicial Parcels:

The terms of sale shall be cash, or alternatively, a down payment of no less than 20% of the successful bid price in cash or certified funds at time of sale, payable to Jason A. Dunn, PLC.  The balance is due in full ten days after the auction, by cash or certified funds.  The high bidder will also be responsible for all recording fees due and a 10% buyer’s premium.  These sums will be added to the high bid price.  The owner of record shall have until December 9th, 2024 at 5 p.m. to redeem any property listed above. To register for online bidding, you must register to bid at www.VaAuctionCo.com.  The online bidding will begin to close on December 17th, 2024 at 11:00 AM (Eastern Time).  The Auction is scheduled to end at the published end time, subject to auto-extend bidding.  Each time a bid is placed with the clock showing less than 2 minutes, the clock will reset to 2 minutes.  If there are no bids within 2 minutes, the auction will end.

The said real estate shall be sold, pursuant to Va. Code §58.1-3967, et seq., free of all claims of any creditor, person or entity as provided therein, except current quarter real estate taxes which will be prorated, and sold  “as is”, in gross and not by the acre, and without any warranty or representations of any kind whatsoever regarding, without limitation, restrictions, conditions, easements, liens or encumbrances, possible rights of parties in possession, encroachments, overlaps, gaps and gores, deficiency in quantity, all questions of boundaries, location and acreage which a current and accurate survey would disclose, roadways, environmental and wetland matters, unrecorded easements, matters which would be disclosed by an inspection of the premises, or any other matter of record or not of record.  The sale shall be subject to confirmation by the Circuit Court.

Persons are encouraged to make a visual inspection of the property within the limits of the law and to obtain an independent title search prior to bidding on any of the properties. Bidders are strongly encouraged to make their own inspection to determine the suitableness of the property and it is assumed that all bidders will perform due diligence prior to the day of the auction. Terms and Conditions: of the sale: The terms of the sale shall be: cash, cashier’s check, money order, or wire transfer to be made payable in full the day of the sale. The successful bidder shall deposit the bid price, 15% buyer’s premium, plus $200 fee for recordation of the deed with Virginia Auction Co., Inc., within 2 hours of the close of the sale. The said property shall be sold, "as-is", "where-is", and subject to, without limitation, restrictions, conditions, deficiency in quantity, and matters which would be disclosed by an inspection of the premises, or other matter of record or not of record. 

This sale shall be subject to confirmation by the Honorable, Pamela A. Lifsey, Treasurer of Greensville County, Virginia.

Bidding:  The auction software and our online bidding platform will notify bidders by email if they have been outbid.  Please consider using the “Max Bid” feature as this will allow the software to bid on your behalf up to, but not exceeding, your Max Bid.  If two or more bidders put in the same Max Bid, the auction software will recognize the earliest placed bid. The real estate is offered for sale to all persons without regard to race, color, religion, sex, handicap, marital/partner status or national origin. 

Auction Ending:  The online bidding will begin to close @ 10am (Eastern Time).  The Auction is scheduled to end at the published end time, subject to auto-extend bidding.  Each time a bid is placed with the clock showing less than 2 minutes, the clock will reset to 2 minutes.  If there are no bids within 2 minutes, the auction will end.  This procedure prohibits any last second “sniping” from taking place and making it fair for everyone.  In the event the auto-extend time needs to be reduced, Virginia Auction Company, Inc. reserves the right to adjust the auto-extend, as needed. Each lot will be scheduled to close 5 minutes apart starting at the scheduled end time.

Closing: All properties being sold are subject to confirmation by the Honorable, Pamela A. Lifsey, Treasurer of Greensville County, Virginia.

High Bids: If you are the high bidder for a property and are using our online platform to participate in our auction, you will be sent a Purchase Agreement for electronic signature. You must electronically sign the Purchase Agreement within thirty (30) minutes of receiving the Purchase Agreement for that property. If you fail to sign the Purchase Agreement within this timeframe, you are agreeing to forfeit your entire deposit. (See Default by Purchaser Section) Virginia Auction Company, Inc. reserves the right to revoke all bidding privileges for any bidder, whether participating online or in-person, that does not fully comply with all terms and conditions set forth for this auction.

Default by Purchaser: In the event that the purchaser does not return signed contract via email within thirty (30) minutes the purchaser shall be deemed in default.
